Investment Info:

Condo fix & flip investment.

Purchased an off-market withdrawn listing that had unsuccessfully tried to sell for 100+ days in summer/fall of 2022 (overpriced given condition). 10th floor unit with amazing views and sunrises! Property is in need of full re-model as a tenant had bene in there for 11 years with no upgrades. Making it into a super stylish turn-key lock & leave condo in Central Boulder with great views....

What made you interested in investing in this type of deal?

Central Boulder / core location and amazing 10th flor views. Obvious and clear upgrades needed.

How did you find this deal and how did you negotiate it?

I am a licensed Realtor in the state of Colorado and subscribed to the MLS. Watched this specific property lower its price and eventually get withdrawn from the market. Presented a fast & clean 'as is' offer to purchase to the 'fatigued and frustrated' seller.

How did you add value to the deal?

Complete re-model of interior - all paint, flooring, kitchen and bathroom

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My wife is an interior designer. So we team up together, as I am on the acquisition and disposition side of things and she is on the design side. Go team!
