Single-family residence fix & flip investment.

Purchase price: $122,000
Cash invested: $25,000

This property is a great example of the magic of networking. I attended a local real estate investor meeting. One of the vendors was a portfolio lender that I formed a business relationship with. The loan officer assisting me referred me to a wholesaler. And viola, we obtained this property as the 3rd "link in the chain" through assignment. So, by attending one meeting and making one phone call, I now have a solid lender and not one, but two reliable and professional wholesalers in my circle!

Fortunately, this property was in very good condition at the time of acquisition. Fresh paint, new flooring, and replacement of a few fixtures made a huge difference.
