Investment Info:

Single-family residence wholesale investment in Stockbridge, GA.

Purchase price: $155,000
Sale price: $160,000

This was a property I found for one of my investor clients. I negotiated the price down from the original asking price of $179k. My client made some minimal cosmetic updates and now it is back on the market for $269k. What made you interested in investing in this type of deal?

3 bed 2 bath homes are popular, and I look for at least these features. Along with staying under a certain price point for the local market, there are deals like this to be found. As an investor, rehabbing a home takes what would otherwise be a drab unattractive space, and makes it livable and move-in ready which homebuyers who are looking to live there long-term would prefer. I found this deal, believe it or not, on Zillow. I communicated with the seller's agent and was able to work out an amazing deal!

How did you add value to the deal?

As an agent, having access to the local MLS also gives me access to the listing agent. Conversations move along a lot better when an agent speaks on your behalf to another agent. Contact me!

I presented the deal to my investor client. The compensation was an assignment fee or in my case a buyer's agent commission.
