New Construction in the heart of Texas.

Investment Info:

Single-family residence other investment.

Purchase price: $22,666
Cash invested: $200,000
Sale price: $359,000

Built a single family 3/2.5 home near the downtown area.

What made you interested in investing in this type of deal?

My interest was investing in an area of my local community

How did you find this deal and how did you negotiate it?

A local wholesaler pitching the old home on it as a fix and flip.

How did you finance this deal?

This deal was financed through a local hard money lender.

How did you add value to the deal?

I found value in this deal because the area is being Gentrified. The lot had a "fixer upper" house on it. My vision was to tear down the home to maximize my profits. The original lot was large enough to subdivide and build 3 houses making the purchase price roughly 22,000 for each lot. I am a licensed Contractor and manage my own crews and subs. So building at my price point would make over a 6 figure profit spread.
