Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Awesome Triplex as we continue to house hack.

What made you interested in investing in this type of deal?

Was being sold as a duplex but previous owner had converted one of the units into two with the basement being a 1bd/1ba and upstairs being a 2bd/1ba. The vacant unit was a 2bd/1ba with a large unfinished basement.

How did you find this deal and how did you negotiate it?

MLS, took advantage of a slow 4th of July weekend to write offers while majority of people were taking the weekend off.

How did you finance this deal?

HELOC from previous house hack and personal money.

How did you add value to the deal?

We finished the unfinished basement in one of the units and added a large bedroom, bathroom, living room, workout room/office and storage room. That unit is now a 3db/2ba with added finished square footage.
