It was a deal brought to me via my network.
One of the lenders that I deal with has a partnership with the city and this was one of the properties that was so badly damaged that they didn't want to deal with it. My team has built a reputation for running into builds that others run out off so they gave us a rang and we sign for the deal.

Hard Money financed

Full gut rehab.

move faster and get the gas company out as soon as possible since they take for ever if they need to dig the street up and get your gas line back on. This property had been empty for so long that they gas company turn of the gas at the street so it was one of the longest processes I ever had to get it turned back on.

I'm a licensed realtor and I have a construction management company so I would recommend my team for both of those matters.
