Investment Info:

Single-family residence fix & flip investment.

Purchase price: $164,900
Cash invested: $117,500

Assisted a woman who needed to sell & get quick cash out her home to move out of state. Turned her need to sell quickly, into a very nice profit.

What made you interested in investing in this type of deal?

I’m a Realtor. Property investing has always been an interest of mine.

How did you find this deal and how did you negotiate it?

Through Facebook. I posted and I are looking for investment properties and they reached out afterwards.

How did you finance this deal?

Cash

How did you add value to the deal?

The property and we needed a light rehab. We turned around pretty quickly.

What was the outcome?

We close on February 16, 2023. Should make about $40,000 worth of profit.

Lessons learned? Challenges?

We would like to find more qualified contractors to assist us in flipping more properties
