Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $79,000
Cash invested: $14,000

purchased my 1st duplex after helping many people invest over the last 30 years. It has great potential to cash flow greater numbers and value add.

What made you interested in investing in this type of deal?

been teaching it for years. Time to invest myself

How did you finance this deal?

I decided to initially invest with a commerical loan putting 20% down but quickly refinaced and pulled my capitol back out of it.

How did you add value to the deal?

No - not yet... it had great value when I bought it. Used the BRRRR method to purchase #2 deal

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a real estate agent and property manager - so left it in house for now. Used a commerical broker. Community State Bank - Lindsey
