Purchase price: $100,000
Cash invested: $100,000
Sale price: $225,000

Land Flip (unimproved land), 5 acres by Lake Ray Roberts

What made you interested in investing in this type of deal?

The location is in a growing area and by the lake so highly desirable for an estate location.

How did you find this deal and how did you negotiate it?

A developer purchased a large tract of farm land I was connected through another brokerage that he was selling multiple lots.

How did you finance this deal?

CASH.

How did you add value to the deal?

Time ... allowed market appreciation to secure the investment.

What was the outcome?

Sold on-market for full asking price within 48 hours.

Lessons learned? Challenges?

That while land can be a risky investment (no cash flow), if the location is right you can be successful.
