Changing market with high rates

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $180,000
Cash invested: $30,000

Small home with not too much work needed

What made you interested in investing in this type of deal?

Saw potential in making a profit with low money down

How did you find this deal and how did you negotiate it?

Seller is a friend of mine … offered seller what seemed fair based on property condition

How did you finance this deal?

Hard money with 10% down

How did you add value to the deal?

Added AC unit, painted home inside and out, fixed damaged fascia, redid flooring in 2 bedrooms, upgraded light fixtures throughout home

What was the outcome?

Currently on the market
