Sad little house flipped and rented

Investment Info:

Single-family residence hard money loan investment in Norfolk.

Purchase price: $45,000
Cash invested: $50,000

Single family, complete rehab, now rental property

What made you interested in investing in this type of deal?

It was a sad little house I look at everyday on my way home. Wanted to bring back to life and able to monitor as a rental with location.

How did you finance this deal?

The purchase price rolled into a business loan as it was extremely low cost and the repairs I paid cash.

How did you add value to the deal?

It was a complete gut job but did not change as structure.

What was the outcome?

It is currently rented at a premium price for the size.

Lessons learned? Challenges?

Don't try to do everything ourselves it takes to long with full time jobs
