Family member getting divorce and home owners can’t afford house

Hi thank you for ready my question. 
A family member is going through a divorce they own a house together but none of the two can afford to refinance the house because they haven’t been in their current job for more than a year. 
My family member my niece and her ex husband agreed that she would pay him $30,000 cash in order for her to keep the house but she only have three months to pay him the money, my niece don’t have the $30,000 neither the job that proves that can afford the house. Her ex husband is in the same situation and my question is if there is any way that I can take advantage of that house that is about to be lost because neither of them have the income or/and if I can take over the loan by loan in any way that my nice can be benefit as well from it. I been trying to buy  a second home but my show income is not enough to pay for a second house but I have a second job that I get pay enough to afford the second home but I only been working for a year and six months. My credit is not bad but is not perfect and I just want to take advantage of the situation where it can be a win win for the both of us. My idea for the second home is to house hack or rent it. Thank you again.
