Purchase price: $395,000
Cash invested: $112,000

New construction duplex in the Joplin area of MO. Hoping to cash flow $500. I haven’t rented them yet.

What made you interested in investing in this type of deal?

I am looking to grow my portfolio with a mixture of STR, single family, and small multi units. This duplex fits all of my criteria.

How did you find this deal and how did you negotiate it?

I found the deal through SIDRAN wealth a turn key supplier that develops homes in secondary markets.

How did you finance this deal?

I used a conventional loan with 20% down to finance this property.

How did you add value to the deal?

The duplex is a new build in an up an coming area. Let’s see if the data is correct.

What was the outcome?

Ill have a better answer in a few months
