Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $159,000
Cash invested: $11,000
Sale price: $250,100

6 bed 2 bath multi family house with finished attic area potential bedroom
partial finished basement
big yard space

What made you interested in investing in this type of deal?

looking to purchase home. multifamily was the way at the time to create rental income

How did you find this deal and how did you negotiate it?

best bang for my buck at the time without major fixes on the home
move in ready at a good price
gave asking price

How did you finance this deal?

fha 1st time home buyer

How did you add value to the deal?

new tankless water heater
new floors
new heating 2nd floor
new flooring throughout house
paint and landscaping

What was the outcome?

got what I asked for when selling home, made profit on home

lots of lessons learned. knowledge is key if I knew what I know now back then I would have did things different although I'm happy with the results
