Seller financing deal break down

Investment Info:

Condo buy & hold investment.

Purchase price: $17,200
Sale price: $30,000

we purchase this deal using seller financing sales price $17,200 $8,000 down $400 per month zero interest and sold it on a 2 yr lease option for $30,000 down and 700 per month and we have being cash flowing since the day of closing each month this vacant condo

What made you interested in investing in this type of deal?

we was eager to do this deal because the seller was not in need of all the cash and we also noticed the profit margin that was there between the monthly payment and what we could rent it for and also the back end profit of $12,800
