Analyzing local area

Hello,

I am starting to analyze properties to practice my skills and get better at spotting good deals for long-term rentals. I have decided to start looking for properties in my area New Haven CT. But I am having a hard time understanding how to get the information about the area to determine if my area is good for investing. So my question is can anyone suggest a method on how to view units that were rented recently and for how much they rented for? Is this something I can do on zillow.com? if so how?

Thanks in advance!

Hey @Irakli Khakhviashvili - yes you should be able to do this on Zillow if you just look at rentals and toggle the feature that says "rented". It should be similar to looking at "sold" data in Zillow. I can't remember if Zillow still has it, but if not you can also just get a good idea of the market rent based on what available rentals are currently going for.

Rentometer is a website people will also use, but I find that since they aggregate and average the data out, that often times they're a bit off. But it's a good start.
