I looking to add apartment four Plex to my portfolio or duplex

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $15,000
Cash invested: $5,000

Two bedroom one bath possible bad for the basement you can turn the living room into a bedroom make it a third attic partially remodeled and basement new roof new sinks new gutters, new carpet and paint new kitchen floors new bathroom floors wooden fence all around the property.

What made you interested in investing in this type of deal?

It was on the block. I grew up on, and I couldn’t beat the price.

How did you find this deal and how did you negotiate it?

Was by my neighbor house and saw them fixing the property up. Made an offer and gave him the cash.

How did you finance this deal?

Money I have saved up

How did you add value to the deal?

By putting in the kitchen floors, myself and the bathroom floor, new carpet, new paint, new gutters, new windows, new doors.

What was the outcome?

$900 a month cash flow

Lessons learned? Challenges?

Never rent to family and keep everything business. Finding the right tenants.
