Fillmore LTR Property - All you need is Time!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $200,000
Cash invested: $40,000

3 Bed / 2 Bath, 1250 sqft Remodeled in 2005

How did you finance this deal?

Owner Financing

How did you add value to the deal?

Complete Remodel in 2005

What was the outcome?

Home is paid off now and is my CashFlow Reserve for other Properties.

Lessons learned? Challenges?

I could sell or Refi and have a payment on this home but then hold a larger reserve in cash not making much. I hold this property paid off knowing it provides $2,400 a month in cash flow to cover any other property that may be vacant for the month.
