Investment Info:

Single-family residence buy & hold investment.

Purchase price: $3,500

This home is a 3 bedroom 1 bath home that have had a long term renter.

What made you interested in investing in this type of deal?

I was looking for buy and holds in the area.

How did you find this deal and how did you negotiate it?

This deal was negotiated by finding the owner a house and using the commission from that house to obtain the deed to this one. SO technically it was purchased as a 0.00 out of pocket on a barter.

How did you finance this deal?

With a commission check

How did you add value to the deal?

By taking it off their hands. They did not have the money to remove the mold from the home.

What was the outcome?

It was a solid deal, I still own this house to this day.

Lessons learned? Challenges?

Offer Barters first, instead of money.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a real estate broker in Alabama and Georgia, so I consummated the deal myself.
