Primary Residence - Future Investment Property

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $299,999
Cash invested: $15,000

This is the other half of our owner-occupied duplex. Purchased in a great school district, in a developing area.

What made you interested in investing in this type of deal?

Provided a suitable down-size from our old home, with the ability to generate cash flow after we move out in a few years. This is in an area that should continue to appreciate with two brand new schools nearby.

How did you finance this deal?

Traditional 30 year fixed-rate mortgage

How did you add value to the deal?

We acquired this side of the duplex with plans to finish the basement ourselves to force equity.
