Single-family residence fix & flip investment.

Purchase price: $75,000
Cash invested: $31,000
Sale price: $205,000

This is a single family residence.

How did you find this deal and how did you negotiate it?

This was an off-market deal. there was an agent representing the buyer. The house had been a rental property, the seller had moved out of state and the agent managed the rental property for her. The seller decided she no longer wanted to be a landlord and asked the agent to sell the house.

How did you add value to the deal?

The kitchen and bathrooms were updated, painting and removing overgrown shrubbery and trees.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with a real estate agent and a loan officer.
