Investment Info:

Townhouse buy & hold investment.

Purchase price: $373,000
Cash invested: $4,800

Beautiful 3-story townhome in San Diego "suburbs" across the street from the larget hiking area in San Diego County

What made you interested in investing in this type of deal?

I wanted to buy y first property at 20 years old and use my VA loan for the first time

How did you find this deal and how did you negotiate it?

Driving around looking for for sale signs

How did you finance this deal?

VA Loan

How did you add value to the deal?

I renovated all 3 bathrooms myself and added additional improvements like backsplash, LED Mirrors, LVP flooring, etc.

What was the outcome?

Ended up renting to a travel nurse that paid 6 months upfront

Lessons learned? Challenges?

Don't wait for any assumed obstacles to take place. Waiting is just as bad as not even considering it. If you wait for the perfect time, you may never take that step forward.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I used a Real Estate Agent but I wouldn't recommend him now that I understand some of the different things he didn't do correctly
