[Calc Review] Help me analyze this deal

Hi everyone, I'm using this BRRR report for the first time. I purchased this property in the 70125 Louisiana zip code. It is a 2-unit duplex. I've never invested in real estate before I'm a 100% noob. I spoke to 3 real estate agents there and received three very different opinions on the after-repair value. It ranged from 230K-380K if I invested 50K to reno it and got it to the high end of the market, so I decided to use an ARV of 290K. I also received comps for rental and it could range from 1600-1850 depending on finishes so I went lower at $1650/unit. I also estimated all costs on the high end of the example percentages in the tool. I'm concerned that the cash flow looks low, but I don't know what I should target.
