Other buy & hold investment.

Purchase price: $1,000
Cash invested: $1,000
Sale price: $4,500

Wrote letter to off market property land owners. Settled on cash price, without title insurance or running title, yes I took a chance. Had cloud on title as suspected, helped run title myself, sold within a month of offer. Buyer from Miami, FL. 466% profit technically. Was a great learning experience.

What made you interested in investing in this type of deal?

I still have not seen the property, ever. Everything was done via text or email. No tenants to hassle with and no structures to worry about. This interested me because of my lack of investing experience at the time as well as low on cash at the time to buy much.

Wrote letter to random individual

Held it for about 25 months, let the land do its own thing over time.

What was the outcome?

466% profit.

Always run title to check for any clouds, try not to gamble on super small tracts of land like this unless confident in own title searching capabilities.
