[Calc Review] Help me analyze this deal

I need help analyzing this deal. The property is a teardown. The house is falling, need to build from scratch. House is 5 min from Downtown Durham. 2800 sq/ft.
These are the only two comps the realtor sent me. (Fargo was $331.08 (2718 sq ft -- closed in July at $899k), and the cost per sq ft for Spruce is $228.67 (2842 sq ft -- pending at $649,900)
