Seeking other new development wholesale land acquisitions

Investment Info:

Other buy & hold investment in Harrison Valley.

Purchase price: $97,000
Cash invested: $97,000
Sale price: $215,000

Bought and sold in 16 months a 4 acre beautiful plat of land outside of Philipsburg, MT, near Georgetown Lake and Discovery Mountain.

What made you interested in investing in this type of deal?

No maintenance, fast turnaround and new development in desirable location.

How did you find this deal and how did you negotiate it?

From my real estate agent. Negotiated with cash buy and leveraging other recent buys in the 10 plat development.

How did you finance this deal?

With cash.

How did you add value to the deal?

The location was the deal and that the property was backed by federal land, well priced and close to other prime recreational activities near Philipsbury.

What was the outcome?

I sold it in one day. Timing in that the buyer was looking at another less desirable plat.

Lessons learned? Challenges?

The importance of buying at the right time and a wholesale buy when land is new on the market with a good possibility of a great sales margin in a short period of time.
