Commercial real estate purchase

Investment Info:

Retail commercial investment investment.

Purchase price: $80,000
Cash invested: $18,000

Purchased a lease to own commercial building.

What made you interested in investing in this type of deal?

Small business owner that was leasing space. Had opportunity to purchase from landlord and wanted long term ownership.

How did you find this deal and how did you negotiate it?

During Covid-19 Pandemic there was uncertainty of potentially having to close my business and during that time I was looking for other lease options in area and came across a vacant commercial building. I reached out and a Lease agreement was made and during talks it was made known that an option to purchase was available.

How did you finance this deal?

Commercial lender

How did you add value to the deal?

Tenant improvements were made to building during time of lease.

Don't wait until a deal comes to you. You have to reach out to potential sellers and try find and make your own deals.
