Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $645,000

3/2.5 duplex; Rehabbed STR on one side, living in the other side.

What made you interested in investing in this type of deal?

We were looking for additional income and a foot in the REI door.

How did you find this deal and how did you negotiate it?

On market; contacted agent at 5am; offered $8k over asking

How did you finance this deal?

$0-down VA-backed 30-year conventional

How did you add value to the deal?

Rehabbed one side for STR with plans to do the same on the other side.

What was the outcome?

Successfully running an STR that pays the mortgage for us!

Lessons learned? Challenges?

Juneau is a small town with limited service providers, so in addition to owners/managers, we're also the cleaners, guest relations, maintenance, etc., etc., etc....
