Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $158,000
Cash invested: $70,000
Sale price: $260,000

We bought this 4-plex in 2007 and rented it out. We sold it in 2021 in preparation of starting a full blown brokerage and property management company with Property Management Inc. We now own PMI 4U and are still managing the property.

What made you interested in investing in this type of deal?

Being able to have four rentals in one and still being able to finance it over 30 years with a conventional loan.

How did you add value to the deal?

We rehabbed the whole building and raised rents.
