Investment Info:

Small multi-family (2-4 units) buy & hold investment in San Marcos.

Purchase price: $235,000
Cash invested: $35,000

SF house with ADU and extra lot.

What made you interested in investing in this type of deal?

I wanted to turn the college housing expense in to an investment instead. Also needed to generate cash flowing investment to payoff school loan debts.

How did you find this deal and how did you negotiate it?

I worked with a realtor.

How did you finance this deal?

FHA loan

How did you add value to the deal?

Updated and remodeled

What was the outcome?

The house has almost doubled in value. Yea!

Lessons learned? Challenges?

I've learned to better screen my tenants, had challenges torrent to use AHS for maintenance, etc. Be brave.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I don't think she is in the business any more so no.
