Off market deal achieved through hand written letters. 3 Bed 1 bath value SFR across the street from a college. Likely a long term buy and hold as the property is one of a kind due to location. (You can see the college from the door step.)

What made you interested in investing in this type of deal?

Purchased as a index against inflation + potential for a air bnb long term.

How did you find this deal and how did you negotiate it?

I found it via hand written letters and negotiated it in person.

How did you finance this deal?

Private lender at 5% interest 10% down payment. Pays to know the right person.
