first 4-plex that cash flowed 3k/month.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $500,000
Cash invested: $100,000

bought a 4-plex. cash-flow 3k/month. I live rent free on top unit.

What made you interested in investing in this type of deal?

I wanted to own property and not be a renter.

How did you find this deal and how did you negotiate it?

driving around.

How did you finance this deal?

personal capitol, and a bank loan

How did you add value to the deal?

complete renovation on a destroyed 2nd story unit, and back house unit, a lipstick job on a tenant occupied unit and a gut job on the 3rd unit.

What was the outcome?

cash flow

yes, my sister was an agent.
