Investment Info:

Single-family residence fix & flip investment.

Purchase price: $60,000
Cash invested: $45,000
Sale price: $159,000

Simple Fix and flip, redid the garage door, flooring. Painted it inside and out as well as a brand new Hvac. Also some minor plumbing work done.

What made you interested in investing in this type of deal?

This is the exact type of turn around an investor is looking for.

How did you find this deal and how did you negotiate it?

He came to me and asked about selling his property.

How did you finance this deal?

I used a Hard money loan, and a private money loan to finish the project out.

How did you add value to the deal?

Brand new floors, Brand new garage door. Fresh paint inside and out. Some minor plumbing down. Brand new Hvac unit.

Even though those are not technically value adds.

What was the outcome?

I solid sell.

Lessons learned? Challenges?

Sometimes you get a ridiculous inspector but hey they are people too.
