Sometimes it cost more to put off your rehab to save money.

Investment Info:

Large multi-family (5+ units) buy & hold investment in Cleveland.

Purchase price: $62,000
Cash invested: $145,600

This is 8 units that at time of purchase was not inhabited for 3-5 years. I paid so little for this investment property that this project was always at the bottom of the list to rehab. However, we finally finished the second building with the second 4 units this year. I am kicking myself for putting the development off because the cash flow is so great.
