Would you drive 15 min extra to live on the water or have a view?

Investment Info:

Single-family residence buy & hold investment in Harrison.

Purchase price: $130,000
Cash invested: $3,000

I bought this house because I dreamed to live on the lake and view was amazing 30 feet from the water with a dock. However I quickly realized it was impractical as it was far from friends and work I have live here 3 years total but every time I find it peaceful and beautiful but ultimately not worth the extra 15 min drive. I have held on to it because it is too hard to give up on the dream, It would be a great STR but the HOA will not allow short term rentals and this is part of why I hate HOA's. I don't like someone else telling me what I can do on my property!
