Investment Info:

Single-family residence other investment.

Purchase price: $1,250,000
Cash invested: $250,000
Sale price: $1,350,000

The house has the beach in the yard walk down your steps to your own private beach basically!!
House is currently worth a little over 3.1 mill... also it pays for itself with the rent roll it brings in.

What made you interested in investing in this type of deal?

My buyer wanted to own a house on the beach that brought in good rental income.

How did you find this deal and how did you negotiate it?

I was down at my beach house and saw a FSBO and I knew one of my buyers was looking for a house directly on the beach...

How did you finance this deal?

Did his own financing.

How did you add value to the deal?

By negotiating the house down a 100k from list price.

What was the outcome?

great rental income plus vacationing
