Small multi-family (2-4 units) buy & hold investment.
Purchase price: $215,000
Cash invested: $50,000
This was my first investment into multi-family real estate.
What made you interested in investing in this type of deal?
This one was interesting because I used a personal loan for the down payment, so I really came $0 out of pocket to cash flow over $1,500 per month. I refinanced it a year later and paid off the personal loan.
How did you find this deal and how did you negotiate it?
I found this deal on the MLS. It is deals out there, but they are harder to find.
How did you finance this deal?
I used commercial loan at the bank for this one.
How did you add value to the deal?
The market increased over the following year.
What was the outcome?
Cash flow!!!
