Newbie's First Deal Analysis For REAL!

Hi BP Community,

Absolute newbie here. I've been watching all the podcasts and webinars I can squeeze into my schedule and I felt ready to actually do some analysis of my own. However, I'm not sure how to interpret the deal that I have found and run the numbers on, so I'm hoping you all can help! I've attached the numbers below (sorry for the contamination of non-BP analysis; I ran out of free test runs here T_T). The purchase price is 175,000. The things that I am concerned about is that I have underestimated the maintenance and CapEx (Other costs on the sheet) and over estimated the value add of the repair/renovation. The triplex was built in 1900, but has been largely remodeled in the last 10 years. It still needs a bit of updating to one of the units, but everything else is very minor.

What do you think? I am grateful for any and all advice!
