Help finding excel spreadsheets or financial software

Hi,

I am looking for an excel type spreadsheet or program to see the benefits of commercial ownership thru NNN/GL type investments. Perhaps even multi family as well. For example... If I sold my residential units and converted the proceeds to NNN/GL properties, how would that move compare to my existing residential investments.

I have tried some of the free and low cost spreadsheets and find them very difficult to manage.
