1st investment property during the pandemic no bidding wars

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $187,000
Cash invested: $9,788

this is property is a long term hold for my portfolio, I currently use it as my primary residence It will be rented out after 1yr of having it as my primary residence @1600/mo with 208 net cash flow per month

How did you find this deal and how did you negotiate it?

my real estate agent showed me the property before it went on market I was the first to submit an offer/see the property.

How did you finance this deal?

I accepted the deal without much negotiations, my next deal I will definitely negotiate more then I did this deal
