Purchase price: $170,000
Cash invested: $5,000
Sale price: $420,000

Split level, 4bdm., 1&3/4 baths. Beautiful pine floors, well kept . One of the best homes on the block. Actually its my own primary residence. Painting interior presently, need additional 5,000 rehab money for exterior painting, 700sft. of laminated flooring. light landscaping needed for curb appeal. Available for market in 2wks. What made you interested in investing in this type of deal?

Since I had at least 200,000 possible equity in this house. Decided to sell and invest in a brrr.

How did you finance this deal?

I have lived in this residence 8+years. added central air and made all necessary repairs as needed. FHA financed and payoff quote is 168,000

How did you add value to the deal?

Added central air, sod in back yard 2 seasons ago. Interior paint.

What was the outcome?

House is in beautiful shape inside, waxed pine floor throughout. Lower level has carpet in large family room along with small bath. Intend to replace with laminated flooring. downstairs along with the family room there and replace with laminated flooring.
