Here is a wholetail dealer we recently closed earlier this year

Single-family residence other investment.
Purchase price: $32,000
Sale price: $45,000
This transaction was quick and clean seller was an out of town investor and wanted to liquidate this 3bd 2ba fixer upper we contracted this property and purchase it for $31,000 and immediately put it on market and sold for $45,000 small profit over $12,000 less than 30 days
What made you interested in investing in this type of deal?
One of our sweet spots are distressed ugly houses we are always tackling those so when they get presented we typically buy them deeply discounted and their are one or two exit strategies we use fix and flip or Buy renovate rehab rent refinance we chose to quickly sell this one because of structural issues

Seller contacted us by phone we negotiated for about a week and got it contracted and close.

Private lender in our local markets was happy to be apart of this transaction
How did you add value to the deal?
We added value by actually knowing there was a spread to be captured even without touching this ugly house
