Single-family residence fix & flip investment.

Purchase price: $100
Cash invested: $40
Sale price: $800

Made over 600k off the deal

What was the outcome?

Sold in 2 months.. as fast as we finished it was sold. People started walking by the property. I being outgoing got them interested even before the build. Had 8 people wanting the home, and had them put silent bids in an envelope. I told them the highest bidders would get another chance to outbid the other. Worked great..
The person that didnt buy bought our next project in the area.

Lessons learned? Challenges?

Time mainly for me. I stayed on site and worked . I know how to build and direct others in what I want done.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No.. strictly on our own, and we created an LLC and sold as an LLC
