St. Pete - Spin on Reno Property Listing

Hi BP,

I'm an investor-friendly agent in the St. Pete/Tampa market. This week I listed a reno house in the heart of St. Pete right smack between the beaches and downtown. It's in the path of progress in the city's master plan.

I'm interested in feedback on the website I developed to address top questions I rec' from agents and investors for listings -- Appraisal, CMA, and Market Trends specific to Pinellas County.. aka..St. Pete.

My question for you is, would this website drive a compelling reason for you as a buyer to make an offer? 
I'd like to determine whether developing a website is worth the squeeze. 

Here's quick stats.... 

1. (We're listing below retail market value to help it stand out from the crowd)

2. Listing Price: $385k. 

3. Appraised Value: $405k (as-is). 

4. ARV: $505k (factoring possible Q2 & Q3 market headwinds)

5. ARV: $545k (based on actual sold homes across last 4mths, <1mi away)
