Purchase price: $1,700,000

We have this duplex under contract and we are splitting it into townhomes and are looking to sell each side separately. Great location in the Outer Banks and is right on the beach with its own pier.

How did you find this deal and how did you negotiate it?

Direct to owner, we got a lower price on it with furniture included. We also go the DD fee from 25k down to 10k with a lot of communication and explanation.

How did you finance this deal?

We are looking to do a novation and we had one risk capital Investor for expenses.

How did you add value to the deal?

I found the deal and handled the negotiations and found the investor.
