Hey BP family.  I am still trying to understand what these reports are telling me and could use some feedback.  We found this property off-list and can purchase it for $86,000.  The ARV will be $240,000 and we will purchase with private money at 10%, then refinance after 6 months. I am trying to determine what all the results are telling me and have I entered the data correctly.  I refinanced with 70% in the form. Should we BRRR this property or should we fix and flip due to the low rents.  I would be thankful for any constructive input you may have.
