Investment Info:

Condo buy & hold investment.

Purchase price: $435,000
Cash invested: $87,000

2Br 1Ba condo invested for initial primary residence with plans of hold and rent after 1-2 years of live-in renovations.

What made you interested in investing in this type of deal?

Allowed me to have a primary residence and eliminate paying rent while investing my own time and money into renovations along the way.

How did you find this deal and how did you negotiate it?

Found the deal on Realtor.com and reached out via my realtor. We negotiated a favorable outcome in a highly competitive market by allowing a close within 30 days thanks to my lender, who was a close friend and colleague through my company, Total Mortgage.

How did you finance this deal?

Savings

How did you add value to the deal?

Waived inspection, 20% down payment, fast close

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
