[Calc Review] Help me analyze this deal

Greetings all. My name is Noor and I am an aspiring investor. I am big fan of space exploration and daydream sometimes about owning real estate in the settled solar system. That possibility might be coming a step closer for mankind with the recent exciting developments of SpaceX. I definitely would like to work there one day and be a part of an exciting future and I believe that starts with me investing in properties in Brownsville.

So I have my first deal I analyzed here and I was wondering if any seasoned real estate veteran can tell me if this is a good deal. I know the cash flow isn't much but I think it has great potential. Been eyeing it for the past few days experimenting with the numbers on the rental calc to make it a great deal.  Any advice and tips would be greatly appreciated on how to acquire a property like this. 

Btw, I just checked Zillow right before I hit post and it says there is an offer pending ....

any advice on this front would also be greatly appreciated.
