[Calc Review] Help me analyze this deal

Hi, I'm looking to invest in my first property, in Indianapolis, IN. Would you please help check my calculations to make sure this looks accurate? 

The property I'm investing in is a 2 unit townhome, with 4 bedrooms and 1 bath on each side. It also has a detached garage that I'm going make into a third unit on the property.

I'm going to removed a couple small, ugly trees from the yard and de-clutter a lot of the house, as well as paint the interior and lay down vinyl flooring instead of the ugly carpet/laminate that's down now.

@Nathan Murith Facepalm... I was preapproved a few months ago but now the interest rates are mid 6%, so I re-ran the numbers and they didn't cash flow enough for this deal. Thank you for helping poke holes in this, as this is my first deal ever!
