I bought this with a business partner. The plan was to make it into a boarding house. But after we bought it my boots on the ground/property manager backed out so my business partner and I decided to keep it as a SFR. We invested $40k on improvements.It rents for $1650/month including a $50/month pet fee. Expenses: Insurance $99 + taxes $134 + Repairs/Cap exp $165 + Vac $ 78 + trash $33 + water/sewer upto $75 + mechanical systems insurance $20 . This property cash flows $1046
